Looking to sell some real estate in Kitchener? If you have sold a house anywhere in Canada before, you know that timing can be critical in your quest to sell your home at a fair price. There are a number of different factors which come into play, whether you are selling a condo at 761 Bay Street in Toronto or a cabin on the beach in Tofino. Here are a few things to keep in mind.
Time of the Year
Without exception, the real estate market is busier in the months from May to August than at any other time of the year. People are on the move in summer months, as they look to transition their family before school gets in. Some people even decide to buy Kitchener and Markham Ontario real estate in the summer on the spur of the moment, simply because it looks appealing.
Using the time of year to your advantage is critical to perfect timing in the sale of your home. Keep in mind, though, that there will be more Kitchener and Central Toronto homes on the market now than at any other time of year. That means although you may sell quickly, you might have to settle for less than you would have if you had waited.
Competition
That leads us to the next critical factor as far as timing and the sale of your home, and that is the competition. When you are selling Kitchener or Lindsay Ontario real estate, competition refers to similar houses in your neighbourhood. If there are a lot of for sale signs on your street, you might be in for a bit of a wait. Instead of listing right away, decide if you have time to work with before the sale. If so, you might want to hold off listing your home until there is a bit less stock.
Personal Timing
Of course, even the smartest approach as far as the market doesn't really matter if your personal timing is not met. Maybe you want to get started on your home plans made for your dream home, but need to sell your current home first. In that case, you might not have time to wait for summer or less homes on the market. You will want to sell as soon as possible.
Personal timing supersedes all other considerations when it comes to selling a home. You don't want to find yourself paying two mortgages every month, so you might have to make some strategic sacrifices in order to save money.
